A custom home involves countless decisions. The Lighthouse Design + Build process brings design, planning, and construction together under one team, creating a clear, connected experience from start to finish.
01 Design
Every Lighthouse home starts with understanding you, your property, and what you want your home to become.
Your Vision Takes Shape
During the Design Kick-Off, your Sales Associate, Designer, and Project Manager come together to learn about your ideas, lifestyle, design preferences, priorities, and budget. Our team also visits your property to document site conditions and gather the information needed to begin designing your home.
From there, our Design Team develops a proposed design around your goals. We review the plans together, gather your feedback, and continue refining the design while keeping your budget in view.

Once the overall design is established, we turn our attention to the details that will bring it to life.
Plan the Details Before We Build
Your Designer works with you to begin selecting finishes, materials, and products for your home. These selections, along with realistic allowances for items that have not yet been chosen, allow our team to develop a detailed estimate and Scope of Work.
You’ll then review the scope and estimated project costs with our team, giving you a clearer understanding of the project before deciding to move forward.
After the Construction Contract is signed, selections are finalized and entered into our online project management system, where you can review and approve selections and drawings. Final construction documents are also prepared and submitted to the appropriate municipality, county, or state as part of the permitting process.

With the planning complete, it’s time to build.
Brining the Plan to Life
Your Project Manager oversees the construction process, coordinating schedules, trades, materials, selections, budgets, and the countless details required to keep your home moving forward.
Our interactive project management software keeps everything organized in one place. Through your customer portal, you can follow schedules and project logs, review selections and budgets, see progress photos, and stay informed with daily logs, quality-control inspections, and recaps of completed work.
Throughout construction, our team remains focused on craftsmanship and quality. Lighthouse works with skilled craftspeople and trade partners to execute the plans developed during the Design and Pre-Construction phases. The process concludes with a final walk-through of your completed home.
